Fernwood Estates is committed to a proactive approach to capital improvements aimed at enhancing property values and investment potential.     

Due to astute planning, special assessments have not been required to make the following major improvements:

  • Painting of the building interior
  • Addition of picture frame molding to paneling on all floors
  • Redesign and upgrade of front sidewalk
  • Upgrade hall carpet on all floors
  • Enhanced front lighting installed; all fixtures converted to LED
  • Replacement and upgrade of four exterior doors, including new look and enhanced hardware
  • Upgrade of domestic water booster pumps to energy efficient design
  • Re-coating of all exterior surfaces of the building
  • Replace the common area HVAC units

Upcoming projects planned for the next 5-10 years are all funded through current reserves:

  • Replace flat roof rubber membrane
  • Overhaul elevators' hydraulic system

Reserves are funded from common fees (HOA) and investment income.  As of year-end 2023, Replacement Reserves were 95% of the fully funded standard.  The average annual increase in fees from 2007 to 2023 is 2.3%.

There are 56 owner-occupied units (100%) and 0 renter-occupied units.   No foreclosures have occurred.

Fernwood Estates Association is managed by an owner-elected 5-member Board of Directors, active volunteer committees, and Westford Real Estate Management, a professional property management firm.
